1. Install Central Heating

There are still many older houses on the market (and your may be one of them) that still has old fashioned heating systems. By installing more fuel efficient central heating, you’ll increase the value of your house, and make it more saleable. When choosing heating systems, make sure to do some research into the most fuel efficient available.

2. Double Glazing

Keeping with energy efficiency, double glazing is a must. Many houses still have old fashioned single pane windows, and sliding sash windows. These are not energy efficient, and in the winter will let all your heating escape out the glass. They also create condensation and damp in your rooms. If you have an old fashioned period property, there may be certain rules and regulations that need to be followed in line with planning permission - you can’t implement new windows if they look completely different to the original windows, you may be in trouble. A house with planning permission always commands a higher selling price than one without. 4. Get Your Timing Right

1. Convert the Loft Space

A loft conversion can increase the value of your property by up to 20%. We recently saw a loft conversion that was absolutely sensational. What was 2 dusty rooms at the top of a seaside semi-detached, converted into one, large bright modern bedroom with velux windows and sea views! Fabulous, and no doubt added significant value to the house. Loft conversions can often be completed without planning permission too - as this one was. Steeply pitched roofs are ideal, and in this case the owners were able to lift the original roof by almost a foot, and pushed back the walls to create more space. Ideal.

2. Converting Cellers

As the city becomes more and more expensive to live in, with more pressure everyday on accommodation space, people are increasingly converting cellars into living space.

3. Extensions

When creating extensions on your property, make sure they are well proportioned and in keeping with the rest of the style of the property. Extensions will almost certainly be easier than digging out basement space in a metropolitan area - as they can be built without planning permission if they under a certain height etc - check with local council body.

4. Garage Space

Where space is hard to find, particularly built up residential areas, garages will almost certainly add value to your property. If your adding a double, that will add even more.

Following on from our extensive collection over the last few weeks with our extensive guide on home-selling tips, here’s some more great ideas to help you sell your house quick. The ideas came to us from sellers who successfully sold their properties in the current market.

Disclosure Reports / Surveys

Depending on your country, usually you will be either required to supply a disclosure report, or have a survey completed. In the UK, a buyer will usually organise a survey, for their piece of mind, or in the U.S., a disclosure report is made by the seller. If you are not familiar with disclosure laws in the U.S., you should speak with a real estate lawyer who is familiar with laws in your state. In the U.K., the buyer will almost always arrange for a surveyor to do an extensive survey on the house, checking for damp, structural issues etc. If you’re in the U.K., why not organise a survey before you put it on the market? That way, you can provide all the information to the buyer, and they won’t have to pay for it.

In the current climate, every little offer goes a long way. If you’re selling in the U.S., make sure you are honest with your disclosure - if you avoid mentioning any problems, you are at risk of losing the sale of the property. At worst, you could be taken to court if it can be proven that you have not mentioned some problems that you had known about before the sale, and did not disclose.

Staging Your Home

In the U.S., your will not be able to get a home loan until you have had an appraisal completed on the property. You should stage your home for this as you would for viewing, so you can achieve the best appraisal that you can. The better the appraisal, ( and the higher your house is valued for) the more likely the borrower will be able to get the loan amount that they are needing to purchase your house. Similarly, in the U.K., you should have your property looking as good as possible, so the valuer see the property in the best light, and you achieve the valuation figure that you were hoping for.

In the current buyer’s market, more and more potential buyers are looking to leverage more out of each purchase of a property. Often you will be requested to include things in the sale of the house, specific items of extra additions. Your ability to deal positively with these request can often make or break a potential sale, so be open to suggestions and negotiations. Before marketing your home, you should be aware of all the items in the property that you are willing to make a part of the sale, and what you are willing to include, and what items you are wanting to take with you.

Selling with Warranties

You may want to consider selling your properties with certain warranties included. Home warranties can be bought by sellers for a minimal fee. Selling your home with a warranty can increase your saleability value, and this is also a good idea for any of your older appliances, cookers, boiler units and so forth. It gives the buyers some peace of mind, and allows them to go into the sale with a positive outlook, and good expectations. It also creates good will between you and the buyer.

Be Willing to Negotiate

In the current climate, the offers you receive may be well below your asking price, or expectations. You don’t need to respond to a low offer in a negative way. If it is low, you can see it as an opportunity to open negotiations. Top tips on how to sell your house quickly - direct this week from a seller based in Sydenham, London.

I was talking yesterday to a friend who had recently sold his two bedroom flat in Sydenham, london. Once the estate agent had advertised his property on their website, there were 7 or 8 couples who were interested in coming to see the property. He wisely chose to have something of an open house (as recommended in other top tips on our site) over the weekend, and there were overlaps with people coming and going.

Create a Buzz

He even commented that this created a bit of a buzz, and other buyers saw that there were other people interested in the property, and he felt like he was in demand! Smells To Go

When you enter someone’s home for the first time, all your senses are alert. Smells come into play of course, and potential buyers are expecting a fresh, newly decorated vibe. Do you have dogs? Are you a smoker? Do you cook spicy foods regularly? You may want to clean all the carpets so they are fresh, and light some nice smelling candles for people arriving. 1. Depending on your area, you may need to get certain inspections completed. Is the area known amongst buyers for termites? Is there a reputation for dry rot in your street? Best to cover all the angles, and get a thorough inspection done.

2. Help From Friends

It’s always necessary to think like a potential buyer, and have a stroll through your property, and try and think as objectively as possbile. If you’re having difficulty seeing problems, or parts of your property that could be improved, you may want to get a friend in to help you. Make sure that friend is a brutally honest one! 3. Making the Changes
