Following on from our extensive collection over the last few weeks with our extensive guide on home-selling tips, here’s some more great ideas to help you sell your house quick. The ideas came to us from sellers who successfully sold their properties in the current market.
Disclosure Reports / Surveys
Depending on your country, usually you will be either required to supply a disclosure report, or have a survey completed. In the UK, a buyer will usually organise a survey, for their piece of mind, or in the U.S., a disclosure report is made by the seller. If you are not familiar with disclosure laws in the U.S., you should speak with a real estate lawyer who is familiar with laws in your state. In the U.K., the buyer will almost always arrange for a surveyor to do an extensive survey on the house, checking for damp, structural issues etc. If you’re in the U.K., why not organise a survey before you put it on the market? That way, you can provide all the information to the buyer, and they won’t have to pay for it.
In the current climate, every little offer goes a long way. If you’re selling in the U.S., make sure you are honest with your disclosure - if you avoid mentioning any problems, you are at risk of losing the sale of the property. At worst, you could be taken to court if it can be proven that you have not mentioned some problems that you had known about before the sale, and did not disclose.
Staging Your Home
In the U.S., your will not be able to get a home loan until you have had an appraisal completed on the property. You should stage your home for this as you would for viewing, so you can achieve the best appraisal that you can. The better the appraisal, ( and the higher your house is valued for) the more likely the borrower will be able to get the loan amount that they are needing to purchase your house. Similarly, in the U.K., you should have your property looking as good as possible, so the valuer see the property in the best light, and you achieve the valuation figure that you were hoping for.
