1. Install Central Heating

There are still many older houses on the market (and your may be one of them) that still has old fashioned heating systems. By installing more fuel efficient central heating, you’ll increase the value of your house, and make it more saleable. When choosing heating systems, make sure to do some research into the most fuel efficient available.

2. Double Glazing

Keeping with energy efficiency, double glazing is a must. Many houses still have old fashioned single pane windows, and sliding sash windows. These are not energy efficient, and in the winter will let all your heating escape out the glass. They also create condensation and damp in your rooms. If you have an old fashioned period property, there may be certain rules and regulations that need to be followed in line with planning permission - you can’t implement new windows if they look completely different to the original windows, you may be in trouble. Another alternative to putting in double glazing is to put in secondary glazing, which is a pane of glass that sits behind the original glass window, avoiding any need to replace old frames, and keeping the originals intact.

3. Planning Permission

A house with planning permission always commands a higher selling price than one without. Even if you do not intend to actually use the planning permission that you have acquired from the local governing body, it’s great to have it so that potential buyers know that it is available for the property.

4. Get Your Timing Right

Spring and summer are the peak times to sell your property. No one wants to move in the winter! This also coincides with properties looking their best, in bright sunlight. Late summer and christmas are usually the slowest times, so get planning and time your sale right!
