Letter-box red has been proven to be a real turn-on for potential buyers. Will people be coming to see your property in the evenings, when it’s dark? It would be a great idea to install some attractive lighting to your property, and turn the darkness into something positive, and inspiring.

Are there special features that you may not have considered when trying to sell your property? Perhaps the house is energy efficient, and your monthly bills are surprisingly low? Do you have great insulation? Is there the potential for you to be expanding and creating extra space?

It may be worth considering hiring a professional photographer. As so many people look for property online, it may be worth your while to get someone in who can make your property look sensational, and can capture all the magic of your home.

Open House Days

Consider having open house days - the traditiional way of selling a property. You can have numerous people in on one day, create and buzz and a great atmosphere - it’s always good to let everyone know that your house is for sale, and good to let all the buyers out there that people are wanting to come and see your property. Having multiple buyers on the same day could create competition and drive up your asking price. Remember that it is preferable, if possible, for you to not be at the viewings. People may feel like they are intruding on your personal space. As a result, they may be tempted to leave early, and not give the property the chance it deserves.
